Terms & Conditions

A booking once made, will be subject to the following terms and conditions:


A contract will exist between ourselves (the Property Owners) and you, (the Client), who confirms being over 18 years of age, and is named as and taken to be the party leader, thus agreeing to accept  responsibility for all other members of the party and matters relating to the holiday.

We will confirm your booking once we are in receipt of a deposit- or full balance if within eight weeks of travel.  A completed booking form is also required, however, the deposit  itself shall be taken as indication of your  acceptance of all our Terms and Conditions.  A contract will exist from the time we issue our confirmation of your booking.

Only those named at the time of booking will be accepted for occupation of the accommodation, subletting or overoccupation is strictly prohibited. Failure to comply may result in refusal of admittance or termination of your booking without refund.

We reserve the right to refuse bookings from parties of four or more persons of the same sex.


A 30% deposit is required upon booking.This is  NON–refundable.


In the unlikely event that we have to cancel your booking, we will make every effort to offer you an alternative, or refund all monies paid.  A cancellation request by you, the client, should be made in writing, either by email or fax, and be issued by the party leader who originally contracted the holiday.

If notification is received more than 42 days before the holiday commencement date then only the deposit will be retained by us, otherwise, as is standard practice the following charges will apply:

42 - 28 days        50%

28 – 14 days       75%

14 days or less   100%



The balance payment must be received by us at least eight weeks before the holiday commencement date.  Where an outstanding balance remains unpaid  after the due date has elapsed, we reserve the right to cancel the booking and apply the relevant cancellation charges.  A final reminder will normally be issued prior to the due date, but this should not be relied upon, and we take no responsibility for it’s non-receipt nor any subsequent late payment.


We are unable to accept pets at any of our properties and it is also important to note that  within all our properties, smoking is restricted to outside areas only.  Please refer to the individual property descriptions, or if in doubt please ask.  Well behaved Pets may be welcome for long lets at the owners discretion.


We have  naturally taken every care to ensure that the information we provide is accurate, we are however, unable to accept responsibility for the actions of couriers, suppliers, or other property owners.  We accept no responsibility for events beyond our  reasonable control, such as inconvenience caused by neighbouring land or property owners,  clients, tenants, animals or failure of utility services such as electric, water or electrical/gas equipment.  Where we are made aware of any adverse conditions which we consider may affect the enjoyment of your holiday, we will notify the party leader immediately.  In the case of such circumstances arising without our  former knowledge, we accept no liability.

All electrical appliances are used at the guest’s discretion and we are unable to vouch for their condition nor guarantee their availability. Services relating to the cleanliness of your accommodation on arrival, pool cleaning and condition of BBQ’s etc., are taken very seriously, as is the provision of bed linen, towels (not pool towels) and other facilities such as TV/video, where specified.  Occasionally, however, certain matters are beyond our reasonable control, however, should you be unhappy with any aspect of your accommodation, please notify us immediately, and we will do our best to help resolve the matter.

You, the client,  agrees  to accept  responsiblity for taking reasonable care of the property and it’s security during occupation, notifying us of any breakages, which may result in a charge for repair or replacement. The client will also undertake to leave the property tidy upon departure and to strictly observe all notices/villa information that may exist, relating, for example, to fire risk, health and safety.  The client also accepts responsibility for the keys whilst they are in their possession, and their safe return.  A charge will be levied for  lost keys - i.e.,  key replacement which cannot be guaranteed same day; this may also include locksmith fees for gaining access to the property - which again may not be possible to arrange immediately.


Where a breakage deposit is required, this is indicated in the property description.  We reserve the right to deduct any charges relating to breakages from this deposit, or to withhold any costs incurred by additional cleaning having arisen from the property being left in a less than satisfactory state.  Clients are asked to replace breakages, wherever possible, prior to their departure, or at the very least notify us at the earliest opportunity.


In the unlikely event of a complaint, it is important that you notify us immediately or as soon as possible.  We will then need time to assess the situation, and may then need  the additional  time necessary to resolve any problem. This is particularly important where other tradesmen are involved as, quite often, things are slower here in Spain than back home.

Where any dissatisfaction with the property continues to exist, we  will aim  to make every possible  and practical attempt to resolve the matter amicably.    We are unable to consider complaints submitted to us once you have returned home, where they were not brought to our attention at the time they arose.  In the case of any disputes, we will deal with the party leader only.  Any written complaints following an initial notification must be received by us within 7 days of your departure.


In order to  allow time to prepare for each new arrival, your holiday accommodation will normally be available from 4pm on the day of arrival until 10am on the day of departure.  Any deviation from this must be agreed in advance.  Change-over days  vary from property to property, so please check the individual property descriptions before booking. If you have a particular arrival day in mind, please contact us for further information.


We will supply comprehensive written directions for your accommodation, which will have been tried and tested, and therefore, proven to have  been formerly  effective.  We are unable to accept responsibility however, where roads may become temporarily closed or routes altered without our prior knowledge.  The party Leader is responsible for ensuring he/she is in possession of this information (PLEASE ENSURE YOU BRING ALL THE PAGES!)  together with the details for collecting and returning the keys. Please do not rely upon GPS / SATNAV to get you to your villa as in most cases they do not have individual post codes.


As all our villas benefit from rural locations, Car hire is not only recommended but Essential. If you are in any doubt, please contact us.


Some, BUT NOT ALL, of our properties are located along dirt tracks and this will be indicated in the property description.  Although driving along the mountain roads may require some adjustment, most people find that they adapt fairly quickly, and it goes without saying that the views are well worth it!

All the properties we offer (unless specified differently) are considered accessable  by car (or 4 wheel drive wheel - where indicated) under normal circumstances.

Some of the most spectacular views are found at the more out of the way places, however, please note that views may change according to local activity and occasionally the surroundings may appear different from the photos supplied.


Swimming pools need to be maintained regularly. This may involve the occasional, and usually only slight disruption. Parents of young children must ensure that they are supervised at all times. This is a mandatory requirement where ANY pool exists, and especially where  swimming pools are not fenced in. Please refer to the individual property descriptions and please also note that some pools do not have shallow ends.At some properties, pools are only in use between April and October, and this is indicated in the property description. Please note, that where pools are open all year round. these are generally NOT heated, the water temperature will therefore, only reflect external weather conditions and temperatures

WE already do and will ENDEAVOUR TO continue to PROVIDE ALL OUR PROPERTIES WITH SMOKE AND CARBON MONOXIDE DETECTORS, we ask our guests to double-check these are working upon their arrival, and at weekly intervals. You are reminded that these should NEVER be tampered with or switched off.  We also aim to ensure that each property has at least one small fire extinguisher and fire blanket


From time to time routine repairs/garden upkeep may be required and we will endeavour to ensure that any interruptions are kept to a minimum.

DOMESTIC ANIMALS/the local wildlife!

There is generally a different approach here to domestic animals, many of whom may appear to be left to wander where they please!   However,  please note that Finca Manolo does actually have it´s very own set of  OUTDOOR cats, which are well cared-for, fed, watered,  neutered, spayed, flea´d and wormed.  If you are not fond of cats, though, please feel free to shoo them away, they are not agressive and will get the message!  (Although it is fair to say that our small family of extremely affectionate cats often receive as much praise  from our guests, as our home does)!


Where satellite TV is specified, please note that this may not always include English channels Alternatively, many of the properties will have limited UK channels only.


This description could apply to a shower room - without bath - or a bath with shower attachment.


Please request at the time of booking; these are usually supplied subject to availability, where a small  extra charge may apply, and are not always available at every property, in which case, you are generally welcome to bring your own. Clients use these additional facilities at their own discretion.

Please check with us that your preferred choice of accommodation provides them, before booking.


We do not accept liability for loss of life, injury or personal accident, nor can we accept responsibility for any loss of posessions during your stay.

WHEN IN SPAIN . . . . . .

AND FINALLY, the Spanish way of life has MUCH to commend it, however, electricity and water supplies may sometimes be erratic; occasionally, power supplies fail and water shortages occur - for   apparently no reason!

Whilst our beautiful rural locations are far removed from the bustle of city life, the countryside has a sound of it’s own; cockerells crowing, donkeys baying, bullfrogs croaking, mosquitoes buzzing and dogs barking!!  An integral part of Countrylife – which has a distinct appeal all of it’s own!

We would, however, ask you to bear this in mind when booking your holiday with us!
